Secure and control the residential development pipeline for one of Australia’s leading property investment groups — and directly influence the investment outcomes of over 10,000 members served.

At Freedom Property Investors, we partner with developers and builders across Australia to secure high-quality residential projects aligned to our proprietary Freedom Formula — a framework built around price discipline, growth potential, build integrity, and risk management.

As the Acquisitions Manager – Residential Development, you will own the sourcing, evaluation, negotiation, onboarding, and ongoing management of residential development stock across key growth markets.

If you are based in NSW or VIC, you must be able to work from our office. If based in QLD, the role can be fully remote. Interstate travel to meet developers and vendors forms part of this role.

You’ll work directly with senior leadership, research, and sales to ensure pipeline quality, commercial performance, and delivery integrity.


What You’ll Be Doing
  • Pipeline Strategy & Project Acquisition
    • Identify, evaluate, and secure residential development opportunities
    • Negotiate commercial terms, commissions, and allocation structures
    • Ensure projects align with investment-grade standards
  • Feasibility & Commercial Assessment
    • Review pricing schedules, stock lists, floorplans, and incentives
    • Assess supply timing, construction risk, and developer capability
    • Validate growth, yield, and price positioning
  • Developer Negotiation & Relationship Management
    • Act as primary commercial contact for developer partners
    • Hold developers accountable to timeframes, documentation, and communication
    • Build and maintain strong long-term supplier relationships
  • Contract & Documentation Oversight
    • Review master contracts and marketing agreements
    • Identify risks and escalate discrepancies
    • Ensure compliance with internal acquisition standards
  • Internal Alignment & Sales Enablement
    • Prepare briefing packs for sales teams
    • Provide strategic guidance on stock positioning
    • Ensure clean, accurate portal uploads and documentation
  • Settlement & Delivery Oversight
    • Monitor milestone progress
    • Escalate build or contract risks early
    • Protect brand integrity through delivery accountability

  • Delivery Integrity: Smooth milestone and settlement tracking
  • Contract Governance: All projects reviewed and compliant

What You’ll Need to Succeed
  • 5+ years in residential development, acquisitions, or project marketing
  • Strong commercial negotiation capability
  • Experience reviewing contracts and development documentation
  • Confidence managing developers and external stakeholders
  • Strong commercial judgement and attention to detail
  • CRM and systems proficiency (HubSpot, Google Workspace, sales portals)
  • Ability to operate autonomously and drive outcomes
